Notice is hereby given that on February 9, 2026 at 2:00 PM, in the 1897 Room on
the second floor of City Hall, 104 East Main Street, the City of Lancaster Zoning
Board of Appeals will hold a public hearing on the following requests:
BZA Case #783
Charles and Stephanie Warino have applied for an Area Variance for their property
located at 1755 Cedar Hill Road, parcel #0536002100, R 19 T 14 S 2 SE. The
property is currently zoned RT – Residential Transitional District. LCO § 1147.02
limits the overall size of detached accessory structures to a maximum size of 800
square feet.
BZA Case #784
Neal Bates of Primax Properties, 1100 East Morehead Street, Charlotte, NC has
applied for a Special Exception and two Area Variances for the property located at
1900 North Columbus Street, parcel #0532003662, Taylor Commercial Subdivision
Lot 1. The property is currently CG – Commercial General District. LCO § requires
a Special Exception for an Automobile Oriented Use in a CG District, LCO §
1143.15(c)(1) requires a sidewalk to be installed adjacent to all public rights-of-way,
and LCO § 1147.03(d) requires that all single-story commercial structures be
constructed with a pitched roof in a CG District.
