Shelbyville, IN 46176 to construct and operate a rental storage barn for boats, campers, and
trailers. The requested variances are from the following sections of the Unified Development
Ordinance:
A-UDO 5.23-A-2: Height Standards-Maximum Accessory Structure Height
B-UDO 5.24-A: Home Occupation Standards - Business Activities
C-UDO 5.24-D: Home Occupation Standards - Owner/ Operator
D-UDO 5.24-G: Home Occupation Standards - Business Area

1. BZA 2026-03- POET Biorefining; Use Variance: A petition by POET Biorefining for 3
Development Standards Variances, at the property located at 2373 W. 300 North
Shelbyville, IN 46176 to expand the existing production facility from 98 million gallons per
year to 193 million gallons per year and is asking relief from the following,
A. UDO 5.04 AS-01: Accessory Structure: Exceeding the maximum number of
allowable structures
B. UDO 5.23 HT-01: Height of Primary and Accessory Structure Height: Exceeding the
maximum height
C. UDO 5.46 OS.03.A: Outdoor Storage Standards: Allowing the use of gravel/crushed
stone in a proposed outdoor storage area
