Tim, can you make sure you turn the microphone off? Can you hear me now? Okay, great. We're here on an application for expansion of a non-conforming use filed by Christian Davis. Is that you, sir? That's me. All right, welcome. I reviewed your application, but take it away. Cool, so... So, Christian, you have to talk in the mic, sorry. Yep. Okay, so you've reviewed the application, you said. So yeah, so we're seeking to an expansion of non-conformance to our house. We have a house and a detached garage. Both of them are legal non-conforming because of the setbacks because it's considered a corner lot. The house is 24 feet off when it should be 30 feet per current code. The garage is 16 feet off of the side yard. And we want to connect the garage to the house with a breezeway, which, as per my understanding, the experts jump in at any time. But by connecting the detached garage to the house, technically the house will now only be 16 feet off of the property instead of the current 24 feet. That's what we're trying to do, and that's what we want to do. And then... I guess when you read the application of why we believe it is compatible with the neighborhood, I guess first and foremost is that it had no detrimental effect because these buildings already exist. It's not going to affect the scope of the house, how the house is used. We're not expanding closer to the neighbor's yard. In fact, it's our belief that it will increase the value of the home and increase the value of the homes next to us in the neighborhood. So it will be a benefit to the neighborhood. Obviously, it will be beneficial to us to be able to go to our garage when it's raining. And also in keeping with kind of this farmhouse look that our house has, keeping kind of the garage behind us, a big wraparound porch. If we were to put an attached garage on the house, it would, I think, kind of negatively impact negatively affect the look of the house. Yeah. I mean, I don't, is that enough? Let me ask you some questions. Yes, please. Will this addition of the proposed breezeway, do you think it'll have any effect on traffic in your area? No. The private street, it's a driveway, well, it's considered a private street. It has three houses on it. Um, and it'll have no negative effect because it'll still just be us in our two cars pulling into our, our, our driveway there. Um, have any of your neighbors voiced approval? Yeah, I spoke to both, uh, the old Andy and drug. I don't know how to say his last name and drug, any Melissa that live, um, to the North of us and Holly that lives behind us. They're totally in support of it. Um, uh, they were, yeah. Um, No negative comments from them. And do you have any reason to believe that building this breezeway will have a negative impact on the available public services, fire, police, utilities, anything like that? No, because it's not going to change. I mean, it's not changing. Yeah, the fire trucks and everything should be able to get just fine through down the driveway into the house, either from... our shared driveway or, um, from, from the street. Um, yeah, there's actually, uh, you know, as part of that, um, on the North part of our lot, there is a gas easement, a 16 foot easement, which is why the garage I think is 16 feet off specifically, um, from the driveway. But again, this will be way past that. Okay. Anything else? That's, that's it. Okay. Um, Mr. Duchesne, I saw that you submitted a letter. Do you have anything else other than that to add? I think the letter speaks for itself. We don't have any objections if you think that Mr. Davis can meet all of the criteria required by the ordinance. Okay. Well, I think he can. I'm going to grant your application, and I will issue a written order within the next week. Awesome. Thank you so much. That's it. Anything else? No, we don't have – the next meeting we'll have minutes from the last meeting and this meeting for you to approve. Okay. Okay? Good. Well, thank you very much.
