So this evening we are recognizing the 14U Elmwood Park baseball team, which won the CSYBA, Chicago Suburban Youth Baseball Association, championship. There were 86 teams in the 14U league, so this was quite an achievement and a first for Elmwood Park. Team's season record was 17-1, including a 5-0 playoff run. Each one of the boys contributed to the team's success as it was truly a team effort. They picked each other up, learned lessons from failures, and celebrated the good plays. The team was proud to represent Elmwood Park with many of the boys playing town ball since T-ball. So we're going to come down there, we're going to read your names off, and then just come up and get your certificates, okay? The Village is very proud of you guys. Thank you for doing what you did. We appreciate it. Okay, committee reports. I just want to remind everybody that our next meeting, because of Labor Day, is September 9th. So it will be the second Monday of the month. We're already into September. And I just want to say that I want to give a shout-out to the Chief. National Night Out was a great success. We had a nice crowd, and it was really well attended. That's all I have, sir. President Saviano. On July 20th, the Elmwood Park Garden Club had their annual garden walk. Seven of our residents opened their gardens to view. They were all beautiful and different. My favorite was President Saviano's vegetable garden. The garden club meets the second Thursday of every month at the library. I encourage all gardeners to join the garden club if they can. Their next event is an open house at Triton Farm, at Triton, it's the farm greenhouse. Botanical Garden, and it's Saturday, August 10th from 10 to noon. And it's a free event. Thank you. Mr. President, I just want to, oops, I broke the microphone. I just want to report that the library is having their annual fundraiser, the Sock Hop, coming up in September. So I know on the library website right now they are starting to promote the event, but they're looking for local businesses interested in supporting that night. I know the baseball team doesn't want to hear about the school district, but the school year is right around the corner. Alma Park High School will open house on August 13th, the middle school on the 16th, and the first day of school is August 21. I know we just paid our property tax bills, but appeals for 2024 will begin at the Leiden Township Assessor's Office any day now. Mr. President, I'd just like to report that the Finance Committee met this evening at 5.30 p.m., reviewed the bills and vouchers for the month of July, and unanimously recommended payment of the same tonight by the full board. Mr. President, the village hired Big Timber Landscape Company to install artificial turf throughout the play areas of Torpey Park. The work was completed in early July and improvements to the timbers and landscaping are moving along as well. The board will be asked tonight to ratify the agreement with Big Timber as well as the corresponding payment in the amount of $55,325. The board will consider a redevelopment agreement related to 7528 West North Avenue. As you know, the village acquired this site with the goal of locating a new restaurant here. The developer has proposed acquiring this site, demolishing the existing structure, and building a new restaurant with five apartments above it. The restaurant will be open for dinner service at least six days per week and will serve Greek food. The plans reflect seating for 78 in the dining room, as well as seating for 40 on the patio. There will be six parking spaces along the rear and a partial basement for kitchen storage. Two of the apartments will have two bedrooms. Three will have one bedroom. The village will provide an incentive payment to the developer within 45 days of the restaurant fully opening for business. And if the restaurant opens on or before April 1st of 2025, the village will pay a bonus incentive. The board will consider a proposal from Burke LLC to demolish two houses along the North Avenue alley as well as three commercial structures on the 2700 block, north block of Harlem Avenue. The two houses along North Avenue will be demolished and replaced with a public parking lot. The village is pursuing the redevelopment of the village-owned properties on Harlem Avenue, which are 2720, 2724 through 26 and 2728, to enable redevelopment opportunities that we are pursuing. The guaranteed maximum price for these demolition projects is $283,289, and funding will be allocated to the North Avenue Business District, the North Harlem TIF, and the North Harlem Business District. The board will consider tonight a lease of an approximate 5,983 square feet, which is 67% of the interior space at 22-23 Conte Parkway. The tenant, Ralph DeVino Enterprises, will open and operate a Pompei restaurant at this location. The initial term of the lease is five years, but the tenant has the right to renew the lease for three additional five-year terms. The tenant also has an option to purchase the property during the initial term of the lease. While the tenant will fund the entire project costs, the village will provide a payment toward the completed tenant improvements within 30 days of the opening of the restaurant. Because the property is in a TIF, the village did publish for alternative proposals as required. No alternative proposals have been received, although a developer did suggest the concept to build an apartment building with retail space on the first floor. In 2019, the Village entered into an IGA with Cook County, under which the county pledged funding for engineering related to the Grand Gateway grade separation project. The board will be asked to ratify an amendment to that IGA, which simply extends the deadline since the engineering is not yet complete. And lastly, the board will consider a resolution related to the road improvements that will be performed by contract using both motor fuel tax and rebuild Illinois funds. The improvements include road resurfacing and reconstruction of four alleys at an approximate cost of $2,550,000. Thank you. As far as my report, I want to just give a lot of credit to both Mr. Volpe and Ms. Parilli. These two redevelopments, these two new restaurants coming to town, it was a long battle in negotiating, and without their diligence and their patience, It wouldn't have happened. And I also want to commend the board because they followed all the negotiations we went through. And they were also patient. So thank you to the board. And we're excited about also what's going to be happening on Harlem Avenue once we demolish those buildings. So just keep in touch. You're going to see some great things happen in Harlem.
