November 18, 2025 Regular Meeting PRELIMINARY FORUM 1. Trimble Plant Road Preliminary Development Plan The applicant proposes a Planned Development District Preliminary Development Plan to modernize and expand an existing industrial property on approximately 21.69 acres by adding a new 40,000 square foot industrial flex building to an existing 232,402-square-foot facility. UNFINISHED BUSINESS 1. Phase 3 of 2040 Comprehensive Plan Implementation The Planning Department has completed most of the projects that were designated for Phase 2 of 2040 Comprehensive Plan implementation. Examples include updating the Town's sign code, revising the UDO to reflect changes in North Carolina law, applying for the NCDOT multimodal planning grant, and creating the Minor-2 and Minor-3 subdivisions to incentivize more single-family attached (townhome) housing developments. Remaining ongoing projects include revisions to the Town's parking code and making Accessory Dwelling Units (ADUs) easier to build. Planning staff would like to discuss with the Planning Board and get a recommendation to forward to the Town Council regarding what projects should be included in Phase 3 of 2040 Comprehensive Plan implementation in 2026.
