I am the hearing officer. The first item on the agenda is approval of the meeting minutes from the March 28th, 2022 meeting. Having reviewed those minutes, they are accurate and correct, and they are hereby approved. Is that sufficient, Jen? Yeah, that's sufficient. Okay, great. Second item is a public meeting on the Howman, did I say that right? Garage non-conforming expansion application. Mr. Howman is here. Is there anyone else that would like to make an appearance? Spencer Duchesne for Graper City Attorney's Office. Mr. Howman, it's your application. I've read the materials. I've read the city's brief on it. I'm inclined to grant it, but if you want to spend a couple minutes talking about it on the record, please do so. And you can come to the podium here. I don't believe so. Come to the I wasn't sure if you said you granted it or not. I said I'm inclined to grant it. I haven't granted it yet. Yeah, I lived in Draper all my life and we bought a half acre lot back in 2001 or so. In 2005 I was granted, I guess it was 2005 that I was granted a permit to build the building that I could afford at the time And at that time, the setbacks were three and a half feet, as you've probably read in the paperwork. And knowing down the road I would want to expand to the building, I'm now to that point and just feel because of obvious reasons of the area and kind of the last rural part of Draper left that I have the opportunity to do so and wish that was granted. But yeah, I want to come out 26 feet off of the... existing line so that I have a straight shot to be able to back anything into the garage. You know, I know the new setback is 10 feet or so, and it's just not logical for me to do that if I were to proceed, so. Okay. And you said you, in the materials, your neighbor to the west approves this and has a problem with this? Yeah, it's Angelique Jones. She's been a neighbor of 15 years with no intentions of going anywhere, and She would be the one that it would directly impact, if any impact at all. And she has issued a statement in the paperwork as well. Okay. Because that's going to go along kind of her property line as well, right? Right. And there was a letter from another neighbor? Yeah, that one was directly to the south, across the street. Across the street. Okay. Yeah, and that's Ken and Jean Westover, who I've got all their blessings, you know, so... None of them are here to have any issues with this. And I believe we have eight homes on our lane, as it is. It's a dead-end private road, which has been nice, of course. And we maybe see a dozen cars come down that lane a day. And seven or eight of those are just the people that live on the street. Okay. And what's the purpose of the expansion? I saw in there. Just storage. Put a boat or something. Yeah, a boat and just a couple four-wheelers and stuff that just don't fit in what I have. but the family's grown and the kids have got their own stuff and know where to put it, so. Okay. Let me ask you some additional questions. Is the expansion of the garage, in your opinion, compatible with the neighborhood and not detrimental to the community? Absolutely. I believe that. I wouldn't be here or do it if I felt like it was going to be an issue, you know, involving anybody. There's a vacant lot directly behind the building. that I believe is over a half acre. And that's just a field and a half acre lot to the west of me. So it's not crowding anybody. And it's just off Seventh East enough that it shouldn't be any issue with traffic at all. Elevation all stays the same as the existing buildings. What do you think? Do you have any opinion on the impact on the values of the surrounding homes, if any? If any, it would be increase, but I wouldn't think any at all. Okay. All right, is there anything else you'd like to comment? No, sir. Okay. Thank you. Thanks. I mean, this is the kind of expansion of a non-conforming use that we think is ideal for this kind of a, for this ordinance. Great. Like I said, I am going to grant the application. And I will issue an order today or tomorrow to contain some findings. But just so you know, the application will be granted. OK. Thank you.
