Wilson Estate Vacate Plat Page 2 of 5 PC 1-8-2026-Minutes [PAGE 3] The Desoto County Planning Commission met at 6:30 p.m. on Thursday, January 8, 2026, in the Board Room of the County Administration Building in Hernando, Mississippi. The following Commission members were present: Julius Cowan, Len Lawhon, Scott Ferguson, Amelia Lovorn, Kim Terrell, Randy Denton, Jeff Hobson, Seth Steadham, Scott Griffith, and Bob Morris, Board Attorney. Planning Commission Co-Chairman Scott Ferguson called the meeting to order and asked whether any of the Commissioners recommended changes to the Minutes dated November 20, 2025. No changes were suggested. Mr. Griffith made a Motion and Ms. Terrell seconded the Motion to approve the Minutes as presented. The Motion passed with a unanimous vote. 8. FINAL a. The Gardens of Hernando, Ph 1 (Bluemont) – Application is for final subdivision of 30 lots and 3 COS on 11.87 acres. The Motion passed with unanimous vote. b. Pine Ridge 1st Revision to Lot 21 – Application is for final subdivision of 2 lots on 4.89 acres. Identified as parcel # 305305040 0002100, located on the east side of Louise Rd. and south of Byhalia Rd. in Secction 5, Township 3, Range 5 and is zoned A. (District 1) Applicant: Maria Alvarado/Shea Skeen Mr. Hopkins presented the Pine Ridge 1st Revision to Lot 21 application for final subdivision of 2 lots on 4.89 acres. Maria Alvarado and Evelyn Velasquez were present to represent the application. Ms. Velasquez stated Ms. Alvarado wants to subdivide her property to build a home for her daughter. Mr. Denton asked if the house in front would stay. Mr. Hopkins stated the house would stay. Mr. Denton asked if the lot was being divided into 2 lots. Mr. Hopkins stated the lot would be divided with an easement to the other lot. The Motion passed with a unanimous vote. 9. MINOR LOT a. Wade Minor Lot (SUB-008048-2025) – Application is for final subdivision approval of 2 lots on 4.00 acres out of 18.77 acres. Subject property is located on the south side of Fairview Road and east of I- 269, identified as parcel # 205833000 0000710 in Section 33, Township 2, Range 5 and is zoned A (District 1) Applicant: Tony Wade/ Bob Farley Mr. Hopkins presented the Wade Minor Lot application for final subdivision approval of 2 lots on 4.00 acres out of 18.77 acres. Tony Wade and Bob Farley were present to represent the application. Mr. Lawhon asked if the easement was along a field road. Mr. Farley stated the easement goes through Lot 3 of the Odom Fairview Road Minor Lot Subdivision. Mr. Farley also stated the easement is 779.6 feet long and the purpose of the division is so that Mr. Wade’s family can build homes in the back. Mr. Lawhon stated he was concerned about the length of the easement and emergency vehicle access. Mr. Hopkins stated the applicant can contact his local fire department. Mr. Lawhon made a Motion and Mr. Cowan seconded the Motion to approve the Wade Minor Lot application for final subdivision approval of 2 lots on 4.00 acres out of 18.77 acres with no further subdivision until a suitable road is built and that the easement be inspected by emergency management personel. The Motion passed with a unanimous vote. b. Saybrook 1st Revision and Flinn 1st Revision of Lot 1 (SUB-008050- 2025) – Application is for final subdivision approval of 4 lots on 22.46 acres. Subject property is located on the east side of Belmont Road and south of Savage Road, identified as parcel # 307931020 0000100, 307931020 0000101, 307931020 0000200, and 307931030 0000100 in Section 31, Township 3, Range 7 and is zoned A (District 5) Applicant: Michael Klappholz Mr. Hopkins presented the Saybrook 1st Revision and Flinn 1st Revision of Lot 1 application for final subdivision approval of 4 lots on 22.46 acres. Michael Klappholz was present to represent the application. Mr. Klappholz stated he bought this property 25 years ago and had it subdivided for his family. He stated he currently lives on the bigger lot and wants to divide it so that his other daughter can build a house. Ms. Hendricks stated some property was transferred by deed and this revision will help clear up some of the confusion. He also stated he spoke with Supervisor Foster about emergency vehicle access. Mr. Denton made a Motion and Mr. Lawhon seconded the Motion to approve the Saybrook 1st Revision and Flinn 1st Revision of Lot 1 application for final subdivision approval of 4 lots on 22.46 acres under the conditions that the easement be inspected by emergency personel and a statement be written on the plat that states all parties are responsible for easement maintenance and there will be no further subdivision of the property. The Motion passed with a unanimous vote. 10.OTHER a. Wilson Estate Vacate Plat Mr. Hopkins stated the owners of all lots in the Wilson Estate 4 Lot Minor Lot subdivision are requesting to vacate the subdivision. Mr. Lawhon made a Motion and Mr. Griffith seconded the Motion to vacate the Wilson Estate 4 Lot Minor Lot plat. The Motion passed with a unanimous vote.
